“December Demand Has Increased Tenfold – Buyers Are Focusing on One-Bedroom Apartments” – Irine Melimonadze

High demand has become the main challenge for Alpha House in December, according to Irine Melimonadze, founder of the real estate agency Lemons Group. Speaking on the Business Partner program, she said demand has increased tenfold compared to previous months.

“Demand traditionally rises during this period, but this year the increase is unprecedented. Unfortunately, the volume of interest is so high that we often do not have enough time to thoroughly explain all details to each client, as we would during calmer periods,” Melimonadze noted.

According to her, the surge in demand is driven by three key offers from Alpha House: a reduced price per square meter, simplified payment terms without a down payment, and a new handover concept.

Melimonadze also pointed out that consumers are showing greater interest in residential complexes rather than standalone buildings.

“The pre-New Year period is marked by strong purchasing sentiment, which is why developers’ offers reach their peak at this time. However, it is important to understand that any special offer has its limits. If buyers want to take advantage of favorable conditions, decisions need to be made quickly. We are also seeing a significant increase in consumer awareness,” she said.

She emphasized that one-bedroom apartments remain the most in-demand segment, which is reflected in their higher purchase prices compared to two- and three-bedroom units. At the same time, Melimonadze noted a shift in buyer priorities.

“Consumers have become more sophisticated. Today, they are not only focused on square meters. Handover conditions, infrastructure, and overall project quality are increasingly important factors in decision-making,” she added.

Alpha House has been operating in the Georgian real estate market for 23 years and has completed 19 projects to date. The company is currently undertaking large-scale construction of 25 buildings across three locations: Gldani, Didi Digomi, and Shekvetili.
