Tbilisi’s Residential Real Estate Market Declines, While Batumi Sees Growth – Colliers Georgia

According to a report by Colliers Georgia, the number of residential flat transactions in Tbilisi declined in February 2025, while Batumi recorded growth in both transactions and market size.

In Tbilisi, 3,205 residential flats were sold in February, reflecting an 8.9% year-on-year decrease. The market size also saw a slight decline of 0.6%, amounting to USD 234 million.

Conversely, Batumi experienced positive trends in the same period. The number of transactions increased by 6.4%, reaching 1,177 units. Additionally, the market size grew by 13.1%, reaching USD 64 million.

The contrasting trends between the two cities indicate shifting market dynamics in Georgia’s real estate sector. While demand in Tbilisi has slowed, Batumi continues to attract interest, potentially driven by increased investment and growing tourism-related developments.
