NEXT to Launch ₾1 Billion Property Investment Projects in Tbilisi Amid Global Expansion

Real estate developer NEXT plans to invest ₾1 billion in new property developments in Tbilisi by the end of 2025, according to Mariam Nabijashvili, the company’s marketing representative, speaking on the “Business Partner” program.

“NEXT already has a strong presence in the Georgian market, including the capital. One of our projects in Tbilisi is nearly sold out, and we are preparing to launch two new developments soon,” Nabijashvili said. “By year-end, NEXT will implement ₾1 billion worth of investment projects in the city.”

The company is also actively expanding internationally. NEXT currently operates 21 active projects across three continents — Europe, Asia, and Africa.

“Our most significant international milestone was in Dubai, where we developed the NEXT Coral project on Dubai Island. In 2024, we also launched an exclusive villa project in Damac Hills 2, combining Italian and Arabic architectural aesthetics with ergonomic design and a ‘longevity’ philosophy,” Nabijashvili said.

NEXT entered the African market with its NEXT Amani development, consisting of four residential complexes in Tatu City, Kenya. The company is the first Georgian developer to establish a presence in Nairobi.

In Europe, NEXT launched a villa project in Marbella, Spain in early 2025, further diversifying its global portfolio.

Nabijashvili highlighted the company’s growing international investor base: “We now have investors from 65 countries. Our portfolio includes both residential and investment-oriented developments, along with branded residences in partnership with global hotel groups such as Wyndham Residences and Radisson Blu Residences.”

NEXT positions itself as a global developer with a focus on innovation, combining contemporary architecture with functional design to set new standards in real estate.
